Set Up Your Housing Search Strategy

Find a rental house or room in the Netherlands. This is probably the hardest step, be prepared!

A registered address is mandatory for BSN and all other official matters. There is a serious housing crisis in the Netherlands, especially in big cities like Amsterdam, Rotterdam and The Hague. Prices are very high and competition is fierce. Viewing appointments can fill up within 1 hour of posting. But eventually everyone finds a home, be patient.

Funda and Pararius are the biggest sites. Kamernet is for people looking for a room. '[cityname] housing/expats' groups on Facebook are very active. Warning: SCAMMERS EVERYWHERE! NEVER send money without seeing the house or signing a contract! Stay away from anyone who says 'I'm abroad, I can't show the house but trust me' and asks for a deposit. Ideally, if you have an acquaintance in the Netherlands, have them check out the house for you.

Sign Rental Contract

Read carefully and sign your rental contract when you find a house.

You cannot register at the municipality without a valid contract, and you cannot get a BSN. The contract also protects you legally; the landlord cannot evict you arbitrarily.

Check the following in the contract: Are service costs (gas, water, electricity) included in the rent? How much is the deposit (usually 1-2 months)? What are the contract duration and termination conditions? MOST IMPORTANT: Does it say 'Registration allowed' (Inschrijving toegestaan)? Some landlords don't allow this, in which case you can't get a BSN, so leave that house and find another.

Register Your Address

Avoid the €325 fine for late registration

Register your address at the municipality within 5 days of arriving in the Netherlands or moving.

Legal requirement! Late registration results in a fine up to €325. You cannot do any official business without address registration.

🎯 How

When you arrive, address registration is done while getting your BSN, it's the same process. If you move later, make a new appointment at the municipality, or some municipalities accept online 'moving notification'. Bring your new rental contract and ID.

Set Up Utility Subscriptions

Arrange electricity, gas and internet subscriptions. Water usually comes from an automated regional company.

You need it from day one. Energy prices in the Netherlands are variable, don't sign a contract without comparing!

Compare on Independer or Pricewise. Energy companies: Vattenfall, Eneco, Essent, Budget Energie. Internet: Ziggo, KPN, T-Mobile. Note: Most require 1-2 year contracts. If staying short-term, look for flexible contracts. Some houses have block heating, in which case the VvE (building management) handles it.

Get Home Contents Insurance

Bike theft is extremely common here

Get home contents insurance for your belongings. Not mandatory but strongly recommended.

It protects you in cases like theft, fire or flood. Bike theft is very common in the Netherlands; you can also protect your bike with insurance. If something ever happens, you're in a very difficult situation without insurance.

Compare on Independer. It costs between €5-15 per month, not very expensive. They ask for the total value of your belongings in the application, give a realistic figure. You can get additional coverage (extended coverage) for valuable items like bikes and laptops.
